Terms for Holiday Decor Agreement

I. Call for Projects

At the end of each fiscal year, the Board will determine available funds for holiday decor reimbursement projects for the following fiscal year. Based on the availability of funds, the Board will issue a request to all District property owners for application to the District for holiday projects expected to be completed during the following fiscal year.

All applications must be submitted to the District within 30 days of the call for projects issued by the Board.
Applicants must respond to the District's notice of award within 30 days indicating owner's intent to participate in the Program for the following fiscal year.

The Board will enter into an annual reimbursement agreement with applicants for reimbursement the lesser of fifty percent (50%) or $10 per lineal foot of the actual costs to install and remove holiday decor in the public right of way within the District, subject to all the following criteria:

  • The holiday decor installations must be located within the boundaries of the District and in the public right of way.
  • The electrical installation (not included) must be located underground within public street right-of-way.
  • Reimbursement will be for out-of-pocket installation and removal costs only (not included for reimbursement: cost of storage, cost of repair and replacement, equipment purchase or leasing, design costs or any necessary electrical work to support lights). Applicants will be required to provide the necessary design or engineering (if any) at their sole cost and expense.
  • Costs to be considered for reimbursement to occur beginning October 1 and removal before March 1.
  • Only décor that utilizes clear/white holiday lights will be reimbursed.

II. Reimbursement

Upon confirmation by the District’s Executive Director that a holiday lighting project has been completed (including both installation and removal), project owners must submit the following documentation for payment:

  • Summary of payment of eligible costs
  • Proof of contractor payments and waivers of liens.
  • Any information necessary for a reimbursement report to be prepared.

Term Sheet for Utility Burial Reimbursement Agreement

I. Call for Projects

At the end of each fiscal year, the Board will determine available funds for utility burial reimbursement projects for the following fiscal year. Based on the availability of funds and any outstanding reimbursement obligations, the Board will issue a request to all District property owners for application to the District for utility burial projects expected to be completed during the following fiscal year.

All applications must be submitted to the District within 30 days of the request issued by the Board.

Property owners must respond to the District's notice of award within 60 days indicating owner's intent to participate in the Program for the following fiscal year.

The Board will enter into a reimbursement agreement with applicants for reimbursement of up to sixty percent (60%) of the construction costs (not design costs) to bury overhead utility lines within the District, subject to all of the following criteria:

  • The overhead utilities to be relocated must be located within the boundaries of the District and adjacent to public streets.
  • The overhead utilities must be relocated underground within either public street right-of-way or a utility easement.
  • Reimbursement will be for out-of-pocket construction costs only (not design costs). Applicants will be required to provide the necessary easement(s) and design engineering at their sole cost and expense.

II.  Allocation of Reimbursement

If the District enters into reimbursement agreements with more than one applicant in the first fiscal year, the Board will determine the allocation of available funds for reimbursement during the first year of the project's reimbursement period based on estimated reimbursable project costs.

In subsequent years, project owners which were not fully reimbursed for a utility burial reimbursement project in the prior fiscal year(s) will be reimbursed pro-rata in the same proportions prior to reimbursements being made for projects to be completed that fiscal year.

Any project which is the subject of a reimbursement agreement which is not completed during the fiscal year designated in such reimbursement agreement will be required to reapply for reimbursement during a future fiscal year.

III. Request for Reimbursement

Upon completion of a utility burial project, project owners must submit the following documentation for payment:

  • Summary of payment of eligible costs
  • Proof of contractor payments and waivers of liens
  • Evidence of project acceptance by applicable utility provider’s

Dallas-based cowork operator FUSE Workspace unveiled its second location in Houston’s CityCentre, simultaneously debuting the city’s first showroom for VariDesk, a leader in active office products and sit-stand solutions.

This year’s Houston Livestock Show and Rodeo has the food and fun that people love. Plus, the lineup of entertainers includes something for everyone—from Lizzo to Willie Nelson to Gwen Stefani to Keith Urban. Similarly, the Memorial District has something for every rodeo lover.

The Trail Riders will soon make their way through Houston on their way to nearby Memorial Park. Twelve Trail Rides, comprising more than 2,000 Trail Riders, participate in the Houston Livestock Show and Rodeo Downtown Rodeo Parade. The groups come from far and wide, and they converge in nearby Memorial Park. The Valley Lodge Trail Ride from Brookshire will go right by the Memorial District Friday morning as they make their way to Memorial Park in case you want to cheer them on.

Warby Parker, is an eyewear retailer that offers designer frames at affordable prices, while also leading the way for socially conscious businesses. With options to shop online, in-stores, and try on glasses at home or through Virtual Try-On, Warby Parker meets their customers wherever they are. Look for them this spring at a storefront on Town & Country Boulevard adjacent to J.Crew.

Sapphire Smiles Dental Specialists provides comprehensive dentistry needs, ranging from preventive care and restorative treatments to full cosmetic makeovers and is filling in a space at 12888 Queensbury Lane off the Beltway 8 access road. They specialize in dental implants, orthodontics and smile makeovers, Sapphire Smiles Dental Specialists is led by Dr. Glenwood Jordan, Top Invisalign Provider with 40+ years of experience, and a team of Dental Specialists. A spring debut is anticipated.

Opening this spring is Yi Peng, the newest Thai restaurant concept from the award-winning husband and wife culinary team of Jett and Jira Hurapan. Named after the annual sky lantern festival held to celebrate the full moon in Chiang Mai, Yi Peng will occupy a prime corner position on Sorella Court. The upscale casual eatery will offer continuous service daily from lunch through dinner. In addition to seating for 60 in the main dining room and bar, the restaurant will feature a chef’s table experience (by reservation) for eight, patio seating for 28 and a mezzanine-level private dining space with a capacity of 24. Showcasing fresh seasonal and exotic ingredients, the menu’s signatures will span from Chiang Mai grilled spicy sausage with aromatic herbs, roasted chili spices and lemongrass to Northern-Style braised curry beef short ribs with Thai spices and Chinese broccoli. Guests can pair their meal with premium wine, beer and craft cocktails like the Lemon-Ginger Lantern, incorporating Woodinville Bourbon, hibiscus, fresh ginger and mint, lemon and club soda. Cooking classes will also be available.

Freedom Supercars has nearly doubled its footprint, moving into a 6,563-square-foot space formerly occupied by Charming Charlie. The new venue allows exterior staging of a sampling of its coveted, exotic car collection, available through a tiered membership program.

Also expanding is premium athletic apparel retailer lululemon. While construction is currently underway to resize the existing boutique on Town & Country Blvd. adjacent to Life Time Athletic from 3,430 to 5,473 square feet, they have taken up temporary residence across and down the street between Madewell and Paper Source. The renovation is slated for completion this spring.

As we start a new decade it’s exciting to think about the changes coming to Memorial City.  Here’s a look back at all of the changes that we have seen over the past decade.

  • In 2010 Memorial City opened the doors to The Fountains, our first luxury residential midrise, with 114 well-appointed apartment homes, a roof-top pool and private dog park.
  • The Westin Memorial City welcomed its first visitors in 2011. The 4-star hotel has an infinity-edge pool on the 18th floor and is connected to Memorial City Mall by a skybridge across Gessner Road!
  • In 2012 Memorial City cut the ribbon for the office tower at 945 Bunker Hill. It’s been certified LEED Silver by the US Green Building Council for its innovative and environmentally-friendly design.
  • Memorial City had two big openings in 2013; the 14-story Murphy Building, which has been certified LEED gold, and Gateway Memorial City, home to luxury retailers and restaurants like Thomas Markle Jewelers, Churrascos, KUU Restaurant and State Fare.
  • 2014 was a big year with the opening of The Treehouse Memorial City, the most environmentally-friendly building in Texas. The USGBC certified it LEED Platinum! The second floor houses MetroNational’s design, planning and construction offices, while the first level is home to Liberty Kitchen at The Treehouse.
  • In 2015 the first of the two buildings that comprise the Air Liquide Center was opened. The Paris-based company is the world’s largest supplier of industrial gases. They moved their U.S. headquarters to Memorial City because they wanted room to expand and to take advantage of the amazing amenities!
  • Memorial City 2016 celebrated the opening of The Square. This 4,000 square foot greenspace is situated between The Rouxpour, Maggiano’s Little Italy and The Cheesecake Factory. Every month The Square hosts dozens of family-friendly events, and you can watch sports, movies or play video games on the giant 24’x14’ HDTV screen.
  • 2017 was another big year. Memorial expanded north of I-10 for the first time with the opening of 10100 Katy Freeway, which is now home to the U.S. headquarters of CEMEX and McGriff, Seibels & Williams. The luxury boutique Hotel ZaZa Memorial City also welcomed its first visitors.
  • In 2018 Memorial City celebrated the opening of The Lawn, its second greenspace, located right next to Hotel ZaZa. It’s used for artisan markets, food & wine festivals, live music, circus performances and is a nice place for kids to play while parents enjoy dinner and drinks on the patio of Ciro’s Italian Grill.
  • In 2019 The McAdams Memorial City was completed. The 333-unit luxury apartment midrise features an 8th floor amenities area with an infinity-edge pool, outdoor grills, theater, game rooms and panoramic views of Houston’s amazing skyline.

Now it’s 2020 and there are several projects in the works including The McKinley, a new luxury apartment highrise. Also, Kirby Ice House, Torchy’s Tacos and Mia’s Table are all coming to the Northwest Corner … and there is exciting news about the redevelopment of Memorial City Mall that is soon to come. Stay tuned.

When you donate, a friendly attendant will greet you at the door and offer to help you unload your items. Afterward, the attendant will ask you if you’d like a receipt, which is an acknowledgment that you made a donation.

Once you’ve donated, check out the wonderful products inside the store. You can find books, clothes, electronics, toys and more on any given day. At the Memorial District location, we discovered outstanding clothing for kids and grownups, and fabulous household merchandise. There were products perfect for the young at heart, such as board games, teddy bears, and popular books. Hosting a party? 1. Practice self-care.

Self-care is about taking care of yourself to improve your emotional, physical and mental well-being. It includes getting enough sleep and relaxation, and managing your stress, to improve your health. So, this year, take time to unwind, get an extra hour of sleep, put down your cell phone at night and laugh a little more. Sagullo explains that when you’re less stressed, you’re able to make healthier choices.

2. Get moving with mobile health apps.

It’s no secret that daily exercise can improve your health. But to improve your fitness results, use a mobile health app. A study by the University of Florida and the University of Kansas showed the use of mobile health apps can improve health outcomes. They’re convenient, easily accessible and many are free. From step counters to aerobics videos and live-streaming workout classes to virtual trainers, with a health app, a workout is right at your fingertips, leaving you with no excuse not to burn calories.

3. Ditch the diets

Going on a diet also implies getting off a diet, at some point, which often leads to gaining the weight back. However, evidence shows losing weight gradually and making long-term changes in your daily eating and exercise habits delivers long-lasting results. Focus on making a sustainable shift toward better food choices, such as whole grains, lean meats and fresh fruits and vegetables. The dreaded “d” word is often associated with restriction and deprivation, which can make it harder to commit. So, get off the diet bandwagon and work toward a permanent, healthy eating lifestyle.

4. Eat your fruits and veggies.

There’s a reason your Mom always told you to. According to Harvard University, diets rich in fruits and vegetables reduce risk of heart disease and stroke, can lower blood pressure, prevent some types of cancer, and have a positive effect on blood sugar, which can help regulate your appetite. They’re also dense in nutrients. The U.S. Department of Agriculture recommends five servings of vegetables per day and four servings of fruit. Yet, according to the Centers for Disease Control and Prevention only 1 in 10 adults get enough fruits and vegetables. Not getting your daily servings in? Change that — add spinach and mushrooms to your eggs, throw kale in your smoothie and choose an apple or orange for your afternoon snack.

5. Fuel up on superfoods.

Superfoods, such as kale, brussels sprouts, blueberries and mushrooms, have increased in popularity — and with good reason. Researchers have found they’re packed with higher levels of vitamins and minerals than most foods. And some are also rich in antioxidants, which help prevent disease and protect cells from damage. So, as you increase your fruit and vegetable intake, be sure to add superfoods to your mix. One of Sagullo’s favorites is mushrooms because they’re high in fiber, potassium, vitamin C, selenium and vitamin D. Kale, which has become so popular that it’s been added to a major fast-food restaurant’s menu, is high in vitamin K, vitamin A, vitamin C and powerful antioxidants, which help protect against some cancers.
